POOLS & SPAS (continued)

Children under age fourteen (14) may not use facilities without adult supervision. No underwater breathing apparatus, knives, or glass containers are allowed in the pool areas. Complete pool and spa rules are posted in each pool area and should be followed.


TENNIS COURTS/PICKLEBALL

Hours: 7:00 a.m. - 10:00 p.m. Tennis Court Use Cards must be displayed on the east side of the net (closest to the gazebo). Only tennis attire and tennis shoes are allowed on the courts. No bare chests or tank tops. No small children, bicycles, tricycles, roller blades, skates, toys, or glass containers are allowed on the courts. Night lights are turned on by key. Owners may obtain a night light key from the LLHOA Property Manager. Complete Tennis Court rules are posted in the Tennis Court area and should be followed. Only soft gamma balls are authorized for pickleball.


WASTE AND RECYCLABLE COLLECTION SERVICES

Collected on Wednesdays. Leave cans and bins in trash room. Do not place at curb unless requested by Burrtec, and do so the morning of the scheduled pickup. Trash from home repair projects must be removed by the homeowner or contractor and should not be left in bins or the common area.


ARCHITECTURAL APPROVALS FOR CHANGES

All requests for architectural improvements of any nature should be submitted on an Architectural Variance Request form obtained from the Property Management Company. These Include, but are not limited to, structural changes, changes visible from common areas, wrought iron gates, patio fences, exterior lighting, glass tinting, rain gutters, patio covers, antennas, etc. Approval of any application by the committee does not waive the necessity of obtaining the required city of Indian Wells permits. Standard changes for roof replacement, will not require Association approval.


LANDSCAPE

Except for seasonal flowers, no trees, shrubs, bushes, etc. may be planted in the common areas without prior Association approval. Citrus Trees may not be planted anywhere. Prior to removal, permission to remove trees or plants from property in view from the common area or in the common area must be obtained. Submit requests on a landscape change request obtained from the Property Manager. Courtyard and atrium weeds, clippings or other pruning debris in small quantities may be left on the mats used by the landscapers each day. Homeowners are responsible for disposing of large quantities of yard debris.


HOME MAINTENANCE

Homeowners are responsible for properly maintaining their homes. This includes, but is not limited to, roofing, stucco, garden walls, doors, gates, back patios, side yards, driveways, windows, painting, mailboxes and home insurance.


A homeowner is liable for damages to the common area Property (including equipment, furnishings) caused by a family member, tenant or guest's negligence, carelessness, misuse, vandalism or any other violation of the governing rules.

The Los Lagos Homeowner's Association (LLHOA) is a non-profit California Corporation created to manage the community as required by state law. The Community is governed by Bylaws, Rules and Regulations, and CC&R's. Copies of these documents are available from the Property Management Company.

All residents, guests and tenants are responsible for complying with the rules and regulations and should be made aware of them. Violations may result in fines or assessments against the owner. The following provides a brief summary:


POSTED SPEED LIMITS

The maximum speed within the community is fifteen (15) miles per .


VEHICLES PARKING AND STORAGE

Residents are expected to keep vehicles parked in their garage or driveway. Parking on the street overnight is prohibited except in special cases as described.


GUEST parking on the street is allowed if the homeowner's garage has at least one car parked in it, and the driveway is also filled with parked cars (residents' and/or guests' cars) before overnight guest street parking is allowed.


Owner must request a Guest Pass on Town Square subject to Board approval for the guest to park on the street for a limited amount of time as determined by the Board. Resident overnight street parking is not permitted.


HOME LEASING

Renting a home for less than thirty (30) days is prohibited. Owners must notify the Los Lagos Property management company 7 days after the start of the lease with tenant's name, phone number, length of lease, number of occupants and automobile information. Renting or Leasing the Guest House (Casita) is prohibited.


GARAGE DOORS

Garage Doors should not remain open except while working in the garage.


PONDS/WATERWAYS/BRIDGES/WALKWAYS

Wading/swimming/ Fishing/ and Feeding Ducks in the ponds and waterways is forbidden. Bridges/walkways are for foot traffic only. No skating, bicycles, or skateboards are allowed.  


COMMON AREA LIGHTING—PEST CONTROL

If you notice a pool, spa or walkway light is out or you see an infestation of ants in the common areas, please notify the Property Management Company.


PETS

The leash law is always in effect and dogs may not run loose in the common areas at any time. Do not allow pets on the front or back lawn of residences, driveways, or patios. Walk pets along streets or grassy areas along perimeter walls and pick up waste immediately. Pets are not allowed inside pool or tennis court fencing or in the waterways or Ponds.


POOLS & SPAS

Hours: 7:00 a.m. - 10:00 p.m. Serviced regularly by an outside pool company. Pools are 84 - 86 degrees and spas 102 -104 degrees, no one should change these settings. Spas are heated year-round, Selected pools are heated during the winter months. (Continued)
